The operational footprint of a building far exceed that of initial construction. Yet, once the design is completed it is difficult to change the eventual life cycle operating cost. We need to design buildings more for usability and low energy and operational costs over their lifetime.
We need to get beyond green and sustainable buildings. While these are
wonderful endeavors and a refreshing new direction from other
buildings, we can do so much more. The european PassivHaus standard is
one of these. De-centralized energy commons is another.

By
following a redesign philosophy based on ancient, biomimetic and Deep
Ecological principles, we can achieve new heights in building design
and operations. Our building communities need to 'close the loop'
(Cradle to Cradle approach) and creating a positive agenda of
celebrating abundance in our built environment. Most designers are
subject to the whims of their (rich) clients and supporters. They no
longer have the freedom to design as if people live and work in
buildings. Even product designers are more beholden to marketing forces
and advertisers than to occupant function and aesthetics.
